Park North Deserves Leadership That Solves Problems Before They Escalate
Park North is located in one of the fastest-growing areas of downtown Orlando. Surrounding communities continue to invest in modernization, infrastructure, and resident experience.
Unfortunately, many residents feel that Park North continues to operate in a reactive cycle — addressing issues only after they become serious problems rather than preventing them in advance.
This page outlines recurring concerns that reflect a larger issue: lack of proactive planning and long-term management.
A Pattern of Reactive Infrastructure Management
One of the most serious ongoing concerns is the repeated cycle of water intrusion, flooding, and infrastructure-related damage.
Instead of long-term prevention strategies, residents continue to see:
- Repeated water leaks and flooding events
- Ongoing damage to units and shared areas
- Delayed or temporary fixes rather than permanent solutions
Water issues are not isolated incidents — they are recurring patterns that require systemic planning and investment.

Roof and Water Intrusion Concerns
The community has also faced concerns related to roofing and water intrusion, even after significant financial investment intended to address these issues.
Ongoing leaks and moisture problems raise important questions about:
- Long-term effectiveness of repairs
- Maintenance oversight
- Project execution and follow-through
Residents expect that major capital projects resolve root causes — not temporarily mask them.
Declining Common Areas and Amenities
Several shared spaces and amenities have not kept pace with community expectations, including:
- Fountain functionality and lighting
- Landscaping and exterior upkeep
- Dog park maintenance
- Pool and recreational area presentation
- Gym equipment and fitness facilities
These amenities are central to resident experience and directly impact how the community is perceived by owners, renters, and potential buyers.
Parking Policies and Resident Impact
Changes in guest parking and towing enforcement have created ongoing frustration among residents and visitors.
Common concerns include:
- Reduced guest parking availability
- Increased towing activity
- Lack of alternative parking solutions
- Communication challenges around parking policy changes
Parking management should balance enforcement with livability and visitor access.
Outdated Aesthetics and Lack of Modernization
Many residents feel that the interior design, finishes, and overall aesthetic of Park North have not been meaningfully updated in years.
As the surrounding downtown Orlando continues to modernize rapidly, Park North risks falling behind in:
- Visual appeal
- Market competitiveness
- Resident satisfaction
Modernization is not cosmetic — it directly affects property value and demand.
Comfort Issues in Common Areas
Residents on upper floors have consistently reported uncomfortable hallway temperatures and poor airflow.
While heat naturally rises, persistent discomfort indicates a need for:
- HVAC system evaluation
- Ventilation improvements
- Long-term environmental controls
Basic comfort standards should be maintained in all shared residential spaces.
The Core Issue: Reactive vs. Proactive Leadership
Across all of these concerns, a common theme emerges:
Park North often responds to problems after they become urgent rather than investing in preventative solutions.
A proactive community management approach would prioritize:
- Preventative maintenance
- Long-term infrastructure planning
- Transparent communication with owners
- Consistent upkeep of shared spaces
- Strategic modernization of aging systems
Instead, we continue standing still while the city around us moves forward.

Online voting registration closes June 19!!!

Why haven’t these issues been fixed?
Many of the challenges facing Park North today continue because there is a lack of transparency, owner representation, and accountability in key decisions affecting our community.
This election is an opportunity to bring in NEW leadership that will listen to owners, renters, communicate openly, and make Park North’s living experience a priority.
What happens if nothing changes?
Without new leadership, Park North’s challenges may continue to grow, potentially impacting property values and the community’s appeal. This election is an opportunity to support improvements, increase Park North’s aesthetics, and help make Park North a place people are proud to call home.
Can renters vote?
No, renters cannot vote in the Park North election. However, renters can still play an important role by contacting the owner of the unit they rent and encouraging them to vote.
If you are a renter, consider sharing your experiences and concerns with the owner, especially if they do not live in the Orlando area and may not see the day-to-day challenges facing Park North.
Owners rely on residents to help them understand what is happening in the community, making owner participation and informed voting especially important.
When is the last day to vote?
July 8 is the final day to vote, but please do not wait until the last minute.
If you are voting through CONDUU, submit your vote as soon as possible to ensure it is counted.
If you are voting by mail-in ballot, return it promptly after receiving it. Be sure to follow all instructions exactly, as incorrectly completed ballots may not be counted.
If you own multiple units, previous elections have required a separate ballot for each unit. For confirmation or additional voting information, please email bridgetteross@orlando-equity.com.
