Park North Needs Proactive Leadership — Not Ongoing Neglect
Park North is located in one of the fastest-growing areas of downtown Orlando. Surrounding communities continue to modernize, invest in amenities, and improve resident experience.
Unfortunately, many residents feel that Park North has not kept pace.
This is not about individual blame — it is about leadership approach. A community cannot thrive when it is managed reactively instead of proactively.
A Pattern of Reactive Management
Many of the issues we face today are not new — they are recurring problems that continue without long-term solutions.
Instead of addressing root causes, the community often responds only after issues become emergencies.
This reactive approach has contributed to:
- Ongoing maintenance failures
- Declining amenities
- Reduced resident satisfaction
- Missed opportunities for improvement
A community cannot thrive when leadership is reactive and passive.
Loss of Guest Parking & Resident Frustration
Guest parking has become increasingly limited, creating ongoing frustration for residents and visitors.
Rather than implementing long-term parking solutions, the result has been:
- Reduced accessibility for guests
- Increased towing concerns
- Confusion and inconsistency in enforcement
Parking should support residents — not create stress.
Underused Spaces and Missed Potential
Community suites and shared spaces remain underutilized despite their potential to improve resident life.
These areas could serve as:
- Resident lounges
- Co-working spaces
- Community gathering areas
Instead, they remain inactive while residents continue paying for their upkeep.
Outdated Amenities and Aging Facilities
Several amenities no longer reflect modern expectations for a downtown Orlando community, including:
- Gym equipment
- Pool areas
- Common interior design and finishes
While nearby communities continue to modernize, Park North has largely remained unchanged for years.
Declining Outdoor and Shared Spaces
Residents have also expressed concern about the condition of shared outdoor areas, including:
- Dog park upkeep
- Landscaping maintenance
- Fountain functionality and appearance
These spaces should enhance community pride — not reflect neglect.
Building Conditions and Maintenance Concerns
Additional concerns include:
- Dirty or poorly maintained stairwells
- Inconsistent cleanliness in shared areas
- Hot hallway conditions on upper floors
- Aging interior design throughout the property
While explanations are often provided, long-term solutions have not been consistently implemented.
A Community That Has Not Modernized
One of the most visible challenges is that Park North still reflects an older design standard compared to surrounding downtown communities.
Without ongoing modernization, communities risk:
- Declining property values
- Reduced buyer interest
- Lower rental competitiveness

The final day to vote is July 8, 2026, but please do not wait until the last minute. Register and vote as early as possible to help ensure your vote is counted.
What Proactive Leadership Should Look Like:

- Improves communication with owners
- Protects long-term property value
- Enhances resident experience consistently
The goal should not be division. The goal should be improvement.
A well-managed community does not wait for problems to escalate.

How do I vote?
To vote, you must be an owner.
You should have received an email from CONDUU to register for online voting. If you have not received it, email bridgetteross@orlando-equity.com immediately to request your registration link.
Online voting registration closes June 19!!!
You may also vote by mail-in ballot, which will be sent to the mailing address on file with Orlando Equity. Mail-in ballots must be received by the office before July 8, when votes will be counted.
Why haven’t these issues been fixed?
Many of the challenges facing Park North today continue because there is a lack of transparency, owner representation, and accountability in key decisions affecting our community.
This election is an opportunity to bring in NEW leadership that will listen to owners, renters, communicate openly, and make Park North’s living experience a priority.
What happens if nothing changes?
Without new leadership, Park North’s challenges may continue to grow, potentially impacting property values and the community’s appeal. This election is an opportunity to support improvements, increase Park North’s aesthetics, and help make Park North a place people are proud to call home.
Can renters vote?
No, renters cannot vote in the Park North election. However, renters can still play an important role by contacting the owner of the unit they rent and encouraging them to vote.
If you are a renter, consider sharing your experiences and concerns with the owner, especially if they do not live in the Orlando area and may not see the day-to-day challenges facing Park North.
Owners rely on residents to help them understand what is happening in the community, making owner participation and informed voting especially important.
When is the last day to vote?
July 8 is the final day to vote, but please do not wait until the last minute.
If you are voting through CONDUU, submit your vote as soon as possible to ensure it is counted.
If you are voting by mail-in ballot, return it promptly after receiving it. Be sure to follow all instructions exactly, as incorrectly completed ballots may not be counted.
